The project, which also will house the new headquarters for Beauprez's 12-branch Heritage Bank, where he is the CEO, will have a maximum of 75 units.
The smallest will be about 900 sf and the largest about 3,500 sf, although they can be combined either vertically or horizontally, Julia Cantarovici, who is marketing the project tells GlobeSt.com.
The project is planned to have 59,000 sf of retail and restaurants and 28,000 sf of office space, although the bank is expected to take most of that.
Units will start from the $300,000s, although the top prices haven't yet been determined, she says. However, observers say they expect the top units will sell for well over $1 million.
Several prospective buyers say it reminds them of Water Tower Place in Chicago, despite its suburban setting, she says.
Buyers will receive private memberships to the nearby 27-hole golf course next to the Omni Hotel as well as the planned Lakeshore Athletic Club, she tells GlobeSt.com.
"That way buyers can use facilities like a spa and not have to pay for an expensive amenity in the building that they might not use," she says.
She recently sent out direct mailings to 100,000 people who will have the income needed to afford units there. It's being marketed toward empty nesters and busy executives who do business along the corridor.
In an interesting twist, she tells GlobeSt.com that they also are targeting people who live in LoDo and other expensive neighborhoods.
"After Sept. 11, a lot of people don't feel safe in cities anymore," she tells GlobeSt.com.
But she isn't worried about the sluggish economy along the corridor, which has the highest office vacancy rate of any Denver submarket.
"This is a boutique project," she tells GlobeSt.com. She notes she marketed One Boulder Plaza in Downtown Boulder, which sold for record prices on a per sf basis.
"People told us our timing couldn't have been worse, but we sold out everything in 72 hours," she tells GlobeSt.com. "That was a boutique project, too. We had 18 people holding checks to buy there, but couldn't because they sold so quickly.
