"We've been fortunate in our ability to add value to our properties and develop the type of product that's needed in the metro area," Etkin says. "This most recent transaction at Lafayette Corporate Campus continues to give us confidence that we're making the right moves at the right times."
Exempla Healthcare plans to build a $240-million hospital that will include 800,000 sf of medical facilities in the first phase of construction, including a 143-bed hospital and associated office building.
Lafayette Corporate Campus has enjoyed a successful past 12 months.
Logicon Inc., a Northrop Grumman company, officially opened a new 48,400-sf facility at the campus last summer. The company has also recently made the decision to expand and take an additional 6,667 sf. Another company, Composite Technology Developments, recently signed a lease for 17,780 sf at the campus.
Lafayette Corporate Campus is just one of several Etkin/Johnson properties that have outperformed the market in recent months.
At Church Ranch, also along the US 36 corridor, recent activity has included the completion of the new 164-room SpringHill Suites by Marriott Hotel and a lease by Time Warner of 25,356 sf.
At the Colorado Tech Center, another Etkin/Johnson development, Kiosk leased 64,672 sf of space. The Broomfield Outlook Center, a 117-acre commercial park located near Interlocken Business Park and the FlatIron Crossing mall in Broomfield along US 36, continues to draw strong interest from potential tenants as it prepares for its first phase of construction, Etkin tells GlobeSt.com.
The Etkin Johnson Group has operated in Denver since 1981 and currently holds ownership of more than 5 million sf of commercial properties in the Denver metropolitan area.
