Officially, it's Weaver, Davis & Jacob Realty Group LLC. The faces behind the names are Scott Weaver, Nat Davis III and G. Peter Jacob. And, the team intends to deliver a full-service array of skills: development, brokerage, management and tenant representation.
Jacob tells GlobeSt.com that the firm is in various stages of due diligence to acquire six tracts to build neighborhood centers. Each tract can support about 100,000 sf at full build-out. The parcels, averaging about three acres each, are located in the outlying areas of Katy, Sugar Land and Missouri City. As for the tenant bases, he says they are chasing neighborhood services rather than grocery anchors.
Jacob says the firm will not bring any more than nine centers out of the ground in the next 18 months. They are looking at "in-fill projects in close proximity to power centers and grocery-anchored centers, which typically have higher rents."
The plan, for now, is to hold some centers for the long term while selling others as soon as they are fully leased or close to it. Each center's fate will be decided case by case.The trio also is talking with several potential clients about fee developing retail projects as well as reviewing the prospects of three other types of opportunities.
For the last five years, Jacob was the retail leasing director for Sugarland Properties Inc. He developed 176,931 sf and negotiated leases valued at more than $22 million. He also was instrumental in the sale of 42 acres, valued at $24.6 million. He started his career in 1983 with the Trammell Crow Co.
Davis is a 20-year veteran, most recently working as a partner in DeChiro, Cox, Davis & Brock LLC. His background includes sales associate stints for at Henry S. Miller Commercial and Grubb & Ellis Co. Davis supervised the development of 15 subdivisions, including the infrastructure, and oversaw construction and retail finish-outs.
Since 2000, Weaver was president of Weaver Realty Group and prior to that spent 13 years with Wulfe & Co. in Houston. The 17-year professional has been involved in the development and redevelopment of more than $20 million in retail projects in the last five years. In his career, Weaver has sold more than $100 million of commercial properties and $15 million of land plus leased in excess of 750,000 sf.
