"Advance required class A, built space in close proximity to its headquarters at Four Times Square," says Kevin Poppe, a VP at Jones Lang LaSalle, which represented building owner New York Life Insurance Co. Senior VP Alex Gilbert and leasing specialist David Kleiner rounded out the JLL team while Newmark & Co. Real Estate Inc. vice chairman and CEO Barry Gosin and managing director John Lizzul, spoke the tenant's part in the talks. The lease, effective immediately, encompasses two full floors of the nearly full building, according to Poppe.
But specific terms and ultimate use vary depending on whom you talk to. While Gosin says it's a two-year deal for space committed to "new operations," Poppe says it's an 18-month agreement and the space will be used for "general office space related to the day-to-day operations of several publications." Calls to Advance were not returned by press time.
Other tenants at 1180 Ave. of the Americas include the Scripps Howard Broadcasting Co., Horizon Blue Cross Blue Shield of New Jersey and Rockefeller Group Business Centers Inc.
