Beck, who represented the tenant, says he canvassed the Galleria and Greenway Plaza areas to find the right building. In the end, the combination of location, parking availability and economic terms made 1233 W. Loop the right choice.
Tim Crockett of TPMC Realty's Houston office represented the property owner, Park Towers Partners. The 262,242-sf, 18-floor building was constructed in 1974 and renovated in 2000. The building currently is 73.7% occupied. Penta Safe Security Technologies occupies 36% of the building and Le Tourneau University, 8%. Quoted rates range from $21 per sf to $24 per sf annually.
