Units will be priced from the mid-$200,000s to the mid $400,000s.

Construction will begin late this year or early next year. It will take about a year to build. The ground floor will include 3,300 square feet of retail space.

"In Denver, loft-living is just as much as a lifestyle as it is a home," says Gary Upperman, senior vice president at Summit. "Loft-living is no longer a new concept to Denver. The fact that we are one of the newer loft projects to the area has played a significant role in our design and pricing."

Architect and general contractor Brad Buchanan says the building, with 83 parking spaces, will be an instant landmark.

"The Dakota Lofts capitalizes on everything that makes downtown living great," Buchanan says. "The site's proximity to the entertaining areas of LoDo and the green, open spaces of the Central Platte Valley, while being the gateway to the Highlands neighborhood, gives loft buyers the upside of the Downtown experience without the downside of an overactive late night area like LoDo."

The Dakota is a five-minute to 15-mnute walk from Coors Field, the Central Platte Valley, LoDo, the Pepsi Center, Six Flags, and REI's flagship store in Colorado.
