There are 36 lots, which range in size from 1 to 11 acres that make up the 92 acres remaining to be sold at Mead Crossings Business Park.

"At the minimum bid price, this represents $1.63 per sf, far below the price of any other commercial or industrial property for sale in this fast growing I-25 corridor," says Jim MacDonnell, executive managing director of Sheldon Good. "With retail pricing, this property could possibly sell in the $15 million range. Some astute individuals, who are able to react quickly to this offering, will have the opportunity to make very good buys at this auction."

The auction is being conducted at 7 p.m. Oct. 2 at the Denver Marriott Southeast located at I-25 and Hampden Avenue.

All streets, water, sewer, electric, gas and other infrastructure are in place. Five of the lots in this project have already sold and construction has begun on 83,000 sf of upscale self-storage facilities.

The development, which is covenant controlled to protect the environment and the parks integrity, is zoned commercial/industrial PUD. Mead Crossings Business adjoins the lake at Foster Reservoir. Each lot in the development offers mountain views.

Sheldon & Good has auctioned more than $3 billion in residential, commercial and industrial properties throughout the US since it was founded in 1965.
