The condominiums range from 1,788 sf to more than 3,800 sf, many with dens, gourmet kitchens and balconies. Prices range from $600,000 to $3 million per unit. The building is being developed by Roberston Brothers Group of Bloomfield Hills and The Related Co. of New York.

About 10 units remain for sale, says Paul Robertson Jr., president of the group. He adds most of the retail is leased.

"We've got a 10,000-sf spa called the Illusions Salon and Spa at the Willits, at the other end is a steak and seafood place by Cameron Mitchell out of Columbus, OH and the new space being negotiated now is a private investment bank from Chicago," Robertson tells GlobeSt.com.

The building includes 136-space parking garage below ground.

"We've really improved the Downtown area, and how the outside of buildings are treated," Robertson says. "We've cleaned up the alley and added landscaping and benches too."

He says the building is actually six stories, including the mezzanine, but the city has an ordinance that says five stories are the limit. Robertson adds his project just slid under the ordinance with the mezzanine.

The top floor, the penthouse level, has units with two-floor high ceilings for living rooms and dining rooms, and outdoor decks and private elevators.

"The one unit we sold for $3 million, that guy wouldn't sell it back for $5 million, he's so happy," Robertson says. "It was a three-year process altogether. I've always wanted to do a mid-rise in my hometown."

The project was expected to open this spring, but was delayed. Robertson is awaiting a certificate of occupancy, expected during the first week of September.
