According to Douglas Mitchell, a senior vice president at Beacon, the changes to the project involve going from 1.25 million sf of office space down to 863,000 sf. Residential space will be increased from 183,000 sf to 597,000 sf or from 119 onsite units to 455 onsite units. Approximately 171,000-sf of that space will be live/work space for artists. In addition the project will include 70,200 sf of retail and restaurant space, approximately 20,000 sf of gallery space, 1,020 structural parking spaces, and 20 additional spaces along Midway Street.

Mitchell tells GlobeSt.com that the company is responding to "a great need" for residential units in the city. "Before we weren't approved for residential space to the degree that we are now approved," says Mitchell, referring to an updated agreement Beacon came to with its neighbor in the Fort Point Channel district, Gillette. There was previously a restriction on Beacon's deed that prohibited an increase in residential units but Mitchell says that the companies came to an agreement that would release the restriction on part of the site. In exchange, Mitchell notes, Gillette will be the beneficiary of traffic improvements Beacon will make to the area.

The Midway site currently has 19 buildings totaling 800,000 sf of space, many of which were built as warehouses in the latter half of the 19th century. Currently, over half of the space within these buildings is either vacant or utilized only for seasonal warehousing or self-storage. Approximately 80,000 sf is presently leased to artists; the remainder is leased for office and wholesale use. Several vacant lots on the site are currently used for off-street parking.

Mitchell says that the company plans to break ground on the project this October.
