NMS, a supplier of voice and data solutions for communications equipment providers, carriers and network operators, is currently occupying the space under a sublease with Lucent Technologies. The new lease is a direct transaction with landlord 200 Schulz Associates, a sub-company of the M. Alfieri Co. of Iselin, NJ and becomes effective when the sublease ends on May 1, 2003.

"NMS finds this office property to be an ideal location for its work throughout New Jersey," according to Kevin Poppe, vice president of Jones Lang LaSalle, which arranged the transaction. Poppe teamed with Charlie Hatfield, senior vice president of leasing and management for JLL's New Jersey office to put the deal together. Also part of the transaction was Michael Frisoli, a partner with Boston-based Richards, Barry, Joyce & Partners, NMS' strategic real estate advisor.

"The company wanted to stay in the same space upon expiration of its sublease with Lucent, so we negotiated a long-term arrangement with the landlord," according to Frisoli.

Paul Hindes of the M. Alfieri Co. represented the ownership in the transaction. 200 Schulz Drive is part of a 300,000-sf corporate campus in this Monmouth County community that has a tenant roster that includes PaineWebber, Hartford Fire Insurance, Globespan and AXA Advisors.
