The 30-story, 581,750-sf building is part of the Four Oaks Place complex, a four-building, 1.75-million-sf, class A office project owned by Lehndorff Four Oaks Place Joint Venture. Pat Hicks with the Houston office of Dallas-based Trammell Crow Co. represented the building owner.
The Cushman & Wakefield of Texas Inc. team in Houston--Howard W. "Chip" Horne Jr., Steven N. Montgomery and Angus S. Hughes--represented the tenant. Horne tells GlobeSt.com that the life insurance company has been a building tenant at least five years. He says the tenants will take occupy the extra space in late September.
Horne says New York Life was impressed with the building owner's responsiveness to accommodating his client's growth and business enhancement needs. With the new deal, New York Life will add two operations to its Houston lineup.
Four Oaks Place is one of the cornerstones of the Galleria area's more than 28 million sf of office space. Currently 90% leased, the building's is leasing for $23.50 per sf to $24 per sf.
