Pre-construction sales are under way but a ground-breaking date hasn't been set. Robertson is negotiating construction loan and mezzanine debt financing with lenders.

He is pricing the open-area lofts with no fixed interior walls at 320 NE Second St. from $170,000 to $350,000 for one to 2 ½ bedroom units containing about 8,000 cubic feet. Penthouses in the 15,083 cubic-foot range will start at $500,000.

"Downtown development is very hot in South Florida as well as nationally," Robertson says in a prepared statement. "There is a pentup demand for a unique product priced from the $170,000s."

He says the project's design will have "a look often seen in New York, but never before in South Florida."

The ceilings will have abundant light and glass, industrial steel I-beams, stained concrete flooring, metric floor plans and balconies with perforated aluminum railings. An adjacent three-story parking garage is also being constructed.

NoLaLofts will be one block from the Comerica Building and Trammell Crow Building, and two blocks from First Union Tower, Bank of America Building and One Financial Plaza.

"Rediscovering our urban areas in Broward, Miami-Dade and Palm Beach counties is going to continue," Michael Y. Cannon, managing director, Integra Realty Resource, AREEA/South Florida, says in the same statement.
