Seller Rampart Properties LLC owned the acreage since 1998 when it was purchased from Audubon Park Joint Venture. Rampart owns about 10 more properties in the Houston area, according to Harris County records.
Tom Condon Jr. and Todd N. Edmonds, both of Houston's Betz Commercial Brokerage Inc. represented the seller. Kevin Staloch of the locally based Staloch Realty Services represented the buyer in a closing coordinated by Pat Barnes of Ticor Title Services in Houston. Horizon Capital provided the financing. According to Harris County tax records, the property is assessed at $56,790.
Sugarland Petroleum owns a three-year-old convenience store and gas station at 5303 Aldine Mail Route Rd. The 2,400-sf station is situated on about a half acre. The firm's other Houston asset is a 23-year-old, 14,080-sf shopping center on about three-fourths of an acre at 8049 N. Sam Houston Parkway East.
