Seller Rampart Properties LLC owned the acreage since 1998 whenit was purchased from Audubon Park Joint Venture. Rampart ownsabout 10 more properties in the Houston area, according to HarrisCounty records.

Tom Condon Jr. and Todd N. Edmonds, both of Houston's BetzCommercial Brokerage Inc. represented the seller. Kevin Staloch ofthe locally based Staloch Realty Services represented the buyer ina closing coordinated by Pat Barnes of Ticor Title Services inHouston. Horizon Capital provided the financing. According toHarris County tax records, the property is assessed at $56,790.

Sugarland Petroleum owns a three-year-old convenience store andgas station at 5303 Aldine Mail Route Rd. The 2,400-sf station issituated on about a half acre. The firm's other Houston asset is a23-year-old, 14,080-sf shopping center on about three-fourths of anacre at 8049 N. Sam Houston Parkway East.
