The building is positioned on about eight acres at 4321 N. Sam Houston Parkway West, positioned southwest of the Greenspoint submarket and Bush Intercontinental Airport. The firm has another branch office along Richmond Avenue in the city's Westchase submarket.

David Dabbs of Houston's Betz Commercial Services represented CH Mortgage at the bargaining table for the five-year lease. The branch office will handle mortgage and title company services. CH Mortgage provides residential mortgage services in 17 states and is a subsidiary of Arlington, TX-based homebuilder D.R. Horton Inc.

Clay Crossing Business Center I Ltd., an entity of Houston-based Transwestern Commercial Services, is the owner of the late 1990s-constructed building. Tim McCune of Corporate Realty Advisors and Darryl Noon of Transwestern Commercial Services negotiated the lease on behalf of the building owners. The asset is assessed at $5 million, according to Harris County.
