The building winning the 16,668-sf nod is Occidental Tower, a class A property at 5005 LBJ Freeway. Protiviti Inc. has signed a five-year lease to occupy space vacated in April by the Durez Corp., Robert Powell of the Dallas team for Grubb & Ellis Co., tells GlobeSt.com.
Occidental Tower jumps to 88% occupied with the deal from the risk consultants group, a subsidiary of California-based Robert Half International. Powell holds the leasing assignment for Occidental Tower Corp. Steve Thelan of the Staubach Co. represented the tenant in the talks. The going rate, in keeping with Texas practice, is not being disclosed, but negotiations are starting at the quoted rate of $23 per sf plus electric.
Meanwhile, Trizec Properties has snared a 6,823-sf tenant to take the 122,000-sf Park Central I at 7616 LBJ Freeway to 81% occupancy. Moving in Oct. 1 will be DCH Systems Inc., a software tenant coming from the Billingsley Co.'s International Business Park in the far north submarket, reports Bill Brokaw of Trizec Properties in Dallas. Paul Stockard of NAI Stoneleigh Huff Brous McDowell in Fort Worth bargained a seven-year lease on behalf of the software company, taking over space vacated in February. Brokaw says the talks brought in a price that was close to the building's full-service $15 per sf to $16 per sf that's now being quoted.
