The largest pact is a five-year lease for 11,979 sf as its signer doubles its space at 825 Avenue H. East in the Arlington section of the Great Southwest Industrial Park. Tenant Hoskin & Muir Inc., a shower door manufacturer and wholesale supplier, has been a tenant in the building for five years.

Pete Richardson and Troy Moore, a Henry S. Miller Commercial team in Dallas, looked hard at two other buildings and then stayed put when "the landlord got pretty aggressive," Richardson tells GlobeSt.com. Michelle Wilkins of RREEF handled its side of the talks. Richardson's not saying how aggressive RREEF got for the renewal and direct deal, but it was enough to stop the search.

Richardson also negotiated an 8,952-sf, 39-month lease for On Pro Financial Services, which moved into 1250 Post and Paddock Rd., also in Arlington. The firm relocated from North Richland Hills. Building owner, the Bradford Cos. of Dallas, used in-house rep Shane Clark to bargain the terms.

At International Business Park in Carrollton, New Century Mortgage is planning an Oct. 18 move into 7,500 sf at 6404 International Parkway. The five-year contract pushes occupancy to 85%, says Billingsley Co.'s Barbara Houlihan, vice president of leasing. Sheila Bellinger and Mike Wyatt, both of Cushman & Wakefield of Texas Inc., represented the tenant.

At 3120 International Parkway, Houlihan signed Dr. Dawn LaGrone, a psychiatrist, to a 1,279-sf office in a three-year deal negotiated with Chad Hassell of the Dallas-based Robert Lynn Co.

In another Carrollton lease, CSU LLC took 7,363 sf at Luna Place, located at 2109 Luna Rd. Dan Spika and Gerry Fields, both of Henry S. Miller Commercial, partnered on the negotiations with the building owner's rep, Meredith Galdysz of Trammell Crow Co. Crow Family Holdings is the property owner.

In a 3,200-sf lease, Leah Dieb Collins of Dallas' Mohr Partners signed locally based Builders Choice to its first office. The roofing contractor took a spot at 10031 Monroe Dr. in Dallas in a two-year signing.

A 2,500-lease put Trans Tech Services, a vehicle parts distributor, into 1225 E. Crosby in Dallas. Henry S. Miller Commercial's Nathan Denton brokered the deal for the tenant while Ron Bullock of Wilcox Realty in Dallas handled talks for the building owner.

SCM Real Estate Services in Arlington secured Bolger & Associates Insurance Agency for a 1,021-sf office at Euless Main Village at 412-414 N. Main St. SCM's Beaux Riley was the deal's only broker, structuring the pact for the building owner, Village People Ltd.
