The new facility will be situated near the intersections of Route 28 and Waxpool Road in the Dulles 28 Centre area just outside the Dulles technology corridor. Companies such as AOL Time Warner, EDS, Cisco Systems, and Xerox are in close proximity to the new property, which is in line with the company's expansion strategy in the region.

Tim Sheldon, Marriott International senior vice president for brand management, says the new facility marks a step in "the continued growth of Residence Inn hotels in Loudoun County, one of the nation's fastest growing counties." In response to a GlobeSt.com inquiry regarding development costs, Marriott's public relations department notes the company does not release cost numbers. However, other similarly sized Residence Inns in the area, built within the last few years, are currently valued at about $18 million.
