Sterling Farms at Tinton Falls, as the project would be called, is currently before the town council relating to zoning matters. Currently, about 60% of the site is zoned industrial/office/professional, with the rest zoned for single-family residential. Besides the 180 units, the developer's site plan calls for at least nine acres of recreational and/or open space. The target audience for residents would be upscale seniors, although Sterling officials have told the town council that they have no plans for any deed restrictions relating to age.

The general site plans were presented recently at a special meeting of the town council. The scheduling of another meeting of the panel to address zoning and traffic-related issues is pending.
