Hillwood Investment Properties makes the shortest jaunt as it heads across the street from 5310 Harvest Hill, where the Tal Hicks team has had its offices for about a year. Hillwood Residential, led by Fred Balda, is moving from 17480 Dallas Parkway, offices that it's occupied since 1997. Hillwood's Dallas CBD team is shifting from its four-year address at 1845 Woodall Rogers Freeway while the corporate group, a longtime tenant of 12377 Merit Dr., also is making the move.

A Hillwood contact says the idea is to get the 95 employees under one roof to better draw on the synergies of the separate teams. The consolidation also benefits Todd Platt, who oversees three of the four inbound groups. The contact says the relocations do not translate into a downsizing of Hillwood's office needs, but has been done purely to get the teams closer together. The 65-employee staff in the AllianceTexas office and Victory's marketing facility remain in place.

David Quisenberry of Lincoln Property Co. represented the building owner, Metropolitan Life Insurance Co. in the long-term lease at the 17-story structure. Cushman & Wakefield of Texas Inc.'s Jack Fraker and Randy Baird plus Calvin Hull and Tia de Felice, both now with the Billingsley Co., brokered the lease on Hillwood's behalf.
