The Museum District office building is now 64% occupied, a levelreached just since March when it debuted as an office propertyafter significant renovations. John Parsley and Coy Davidson, bothof the Houston office of Colliers International, hold the leasingassignment for the building owner, 3815 Montrose Blvd. LP. Theadvertised rate is running $22.50 per sf.

The LP owner acquired the property--the former StatesmanNational Life Insurance Co.--in a sealed bid process from thestate, which put its insurance regulating body into the structureafter Statesman went bankrupt. Claude Wynn Interests, principal inthe Montrose ownership, won the bid because the plan was torenovate rather than raze and build out with multifamilyproduct.

Davidson tells that the new tenants will occupytheir offices in November. Campaign Strategies, which signed for2,483 sf, is a political consulting firm now operating out of aGalleria office. Cliff Bogart of Vanguard Commercial representedthe tenant.
