The Museum District office building is now 64% occupied, a level reached just since March when it debuted as an office property after significant renovations. John Parsley and Coy Davidson, both of the Houston office of Colliers International, hold the leasing assignment for the building owner, 3815 Montrose Blvd. LP. The advertised rate is running $22.50 per sf.
The LP owner acquired the property--the former Statesman National Life Insurance Co.--in a sealed bid process from the state, which put its insurance regulating body into the structure after Statesman went bankrupt. Claude Wynn Interests, principal in the Montrose ownership, won the bid because the plan was to renovate rather than raze and build out with multifamily product.
Davidson tells GlobeSt.com that the new tenants will occupy their offices in November. Campaign Strategies, which signed for 2,483 sf, is a political consulting firm now operating out of a Galleria office. Cliff Bogart of Vanguard Commercial represented the tenant.
Marshall Adamson took 800 sf for his law firm, which is relocating from within the Montrose area. Parsley and Davidson were the sole brokers in the deal.
