Al Shannon of Henry S. Miller Commercial in Dallas brokered the multifaceted transaction for the building owner, Persimmon Trail Venture Ltd. David Hicks, now with Hillwood, structured the deal in his final weeks with the Bradford Co. Arbor Contract Carpet shares the warehouse near Texas Stadium with the Salesmanship Club of Dallas, which leases 19,524 sf.
Arbor also has Texas operations in Austin, Houston and Waco. Other operational hubs are situated in Atlanta, Phoenix, Denver, San Diego, Charlotte, NC, San Jose, CA and Jacksonville and Orlando, FL.
In a Trammell Crow Co.-brokered lease, Stone Quarry Inc. has boosted an AMB Property in the Valwood Industrial Park to 100% occupancy. The firm has settled into 17,662 sf at 1220 Champion Circle in Carrollton in a five-year lease brokered by Meredith Gladysz and Tom Dodge, the Trammell Crow team representing AMB Property, and John Kroeger of Research Properties Inc., who spoke for the tenant.
The AMB industrial building is 120,7440 sf positioned in the heart of the industrial park. The spot, vacant for six months, carried a rate of $3.60 per sf.
Gladysz tells GlobeSt.com that Stone Quarry checked out several sites in the Carrollton area for its first location. AMB Property got the nod because "ours was just perfect for them," she says. Stone Quarry is a startup company, with ties to Houston, for the importing and wholesaling of natural and porcelain stone, tile and slabs.
At 4653 Mint Way in Dallas, Techwood Design renewed a 15,000-sf lease for industrial space. Nathan Denton of Henry S. Miller Commercial bargained for the tenant and Craig Hughes of the Holt Co. in Dallas represented the building owner, Realty Associates Fund III.
