The developments would include retail space, several hundred apartments and a new library at three sites in the redevelopment area. The first site is near the Anaheim Museum at the northwest corner of Broadway and Anaheim Boulevard, the second is at the northeast corner of Broadway and Lemon Street, and a the third is at the southwest corner of Center Street Promenade, bounded by Clementine Street and Broadway. Estimated cost of the three developments would be $65 million, not counting the library, for which no estimate was available.

The site near the Anaheim Museum would be developed into a new, 80,000-sf library as well as a four-story, mixed use building that would comprise ground floor retail and 100 to 130 apartments above an underground parking structure.

The proposal for the second site calls for ground floor retail and 70 to 90 loft apartments. The third site would include 150 to 200 loft apartments atop an existing parking structure next to an existing Wells Fargo Bank building, plus 80 to 100 loft units at the southwest corner of Clementine Street and Center Street Promenade.

All three sites are near city landmarks including City Hall, City Hall West, Disney Ice, Center Street Promenade and the museum.

Kuba cited a demand for downtown housing that is near shopping and other amenities, saying that creating a larger residential population in downtown is seen as a way to build more street life and strengthen the city's economic base.

CIM, based in Hollywood, Calif., formed its California Urban Real Estate Fund to pursue urban infill projects in the state. Its existing projects include housing, office and mixed-use properties including Santa Monica's Third Street Promenade, Old Pasadena, Birch Street in Brea, Hollywood Boulevard, San Diego, San Jose, Sacramento and, most recently, downtown Los Angeles.Following the developer's presentation to the redevelopment agency, CIM is awaiting a disposition and development agreement from the agency.
