The sublease tenant is wrapping up its move into the structure at 3301 E. Randol Mill Rd. in the Great Southwest Industrial Park. It is relocating from an 18,000-sf manufacturing site in Fort Worth.

Under the contract, the sublease tenant signed for two years and has a fixed rate on the next two years, the balance of ITW's commitment to the building owner, GlobeSt.com is told. Trey Fricke of NAI Stoneleigh Huff Brous McDowell's Dallas office represented Express 60 Minute Delivery while Pat Haggerty of Dallas' Campbell Co. bargained for ITW.

Fricke says his client was only in the market for 60 days. The Arlington site, he says, was a "good building that had been overlooked" by those in search of industrial space. Negotiations also brought it in at the right price, but the bottom line isn't being disclosed. Fricke did say of the deal's flexibility: "We got the best of both worlds.
