HUD will move into the CBD office tower in January 2003, GlobeSt.com is told. Finish-out is under way. HUD currently offices at 2211 Norfolk St. near the Southwest Freeway and Shepherd Drive, just southwest of downtown.

Kelly Winn of the Houston office of Julien J. Studley Inc. represented the General Services Administration, the official signer of federal leases. The Shidler Group of San Diego, the building's owner, was represented by Beverly Burke of the Houston office of Jones Lang LaSalle.

The 1301 Fannin is a class A, multi-tenant, high-tech office building with a 90% occupancy. The mixed-use tower contains 784,143 sf in 27 floors with multiple redundancy built into its mechanical systems. The tenant roster includes ExxonMobil, Pennzoil, AT&T and MCI. The building has 24-hour manned security, making it a favorite with tenants seeking high-tech, high-security amenities.
