Marlboro Holdings, headed by general partner David Berman, had announced early this year that the airport would be closed by the end of September. In announcing the decision, the owners cited financial difficulties, along with post 9/11 security concerns.

What Marlboro Holdings wants to do with the site is develop either 300 single-family houses or almost 425 town houses. The site is currently zoned for residential development on lots of two acres, but Marlboro Holdings' plans would require a variance to build on lots as small as 1/8 of an acre. And while the planning board is said to be amenable to the change, the owner is expected to benefit additionally from a new township master plan amendment, added just this year, that already addresses the property's rezoning.

The Marlboro Airport site is also surrounded by 100 additional undeveloped acres divided up into more than a dozen different tracts. Besides the airport property, Marlboro Holdings also owns two of those tracts.
