The firm, signing a mid-term lease, stepped into a spot that's been empty for eight months, Nathan Denton of Dallas' Henry S. Miller Commercial tells GlobeSt.com. He partnered with Henry S. Miller Commercial's Pete Richardson for the tenant rep side of the lease talks. Jim Svidron of the Robert Lynn Co. in Dallas negotiated the lease for the building owner, a private Dallas investor.

It was a case of the tenant, who exited a nearby warehouse at Goodnight Lane, liking the location and the rate. Denton said the keys were turned over at $2.50 per sf or the equivalent of $1 per sf below the submarket's rate. American Turf & Carpet, a distributor, was looking for six months when it started talking for the empty industrial space.
