However, the average price of a condo is up by more than $10,000 from September 2001. At that time, the average price was $155,016.

The year-to-date average price of a condo is $167,370, compared with $159,699 during the first nine months of 2001.

The median, or middle, price, shows the same trend. The median is considered a better gauge of the actual selling price than the average price, as it is less likely to be skewed by a few large sales. The median price of a condo sold in September was $149,900, compared with $153,000 in August.

In September 2001, the median price was $141,950, according to Coldwell Banker.

The year-to-date median price is $149,000, compared with $140,000 during the same period of 2001.
