The Houston law firm of Hargis & Harpold leased 3,426 sf. Ace Schlameus and Jay Kyle, both of Grubb & Ellis Co.'s Houston office, brokered both sides of the transaction. The firm is moving from 1100 Louisiana in Houston's CBD.

News organization Country Watch took 2,747 sf and DKR Development, 2,145 sf. Schlameus and Kyle represented IBM while John Giles of Equis Corp. bargained for the tenants. Country Watch and DKR Development are relocating from 3 Riverway.

Kyle tells GlobeSt.com that IBM has 50,000 sf still available in the building constructed in 1981 specifically for the corporation's Houston operations. The quoted rate is $15 per sf. According to Harris County tax records, Houston's Shorenstein Investment Co. is the building owner.
