In the first transaction, Sheldon Gross represented 43rd Corp., the seller of 234 St. Nicholas Ave., a 37,000-sf warehouse/manufacturing facility on two acres, to Koba Inc. Weichert Commercial was the co-broker. The asset includes 4,900 sf of refrigerated space and 12,600 sf of air-conditioned production space, and is FDA approved for food manufacturing.

In the second Sheldon Gross also repped the seller, H&S Realty, in the sale of the 30,349-sf 238 St. Nicholas Ave. Cosmetic Ingredients was the buyer, and International Realty was the co-broker. The property includes 6,000 sf of office space and the 1.59-acre site carries heavy M-3 zoning.
