The complex, which was specifically built for Bellcore but became a victim of the telecom industry's cutbacks, consists of two four-story atrium offices buildings of 122,700 sf each and one three-story atrium building of 210,400 sf, according to Sitar vice president John O'Hearn. It also has a 3,000-sf multimedia center and a medical center, and the three buildings share a 250-seat cafeteria, housed in the largest building.

One River Centre is zoned for the operation of wet labs, which is currently a difficult zoning permit to get in New Jersey, according to O'Hearn. The largest building contains specialty labs, including a large clean room.

The marketing effort, which is being headed by O'Hearn, William Sitar, Doug Sitar and Joseph Lombardi, is targeting office and laboratory users or a data/disaster recovery center. The site is also about five miles from Fort Monmouth, which houses a major US Army intelligence and communications operation.
