The Research Quarter will provide 320,000 sf of office and laboratory space to be developed in three phases. The first phase will consist of 125,000 sf in three or four laboratory buildings, and construction of the first 25,000-sf building is due to commence in Spring 2003.

The developers claim this will be the first true generic laboratory able to accommodate the various requirements of the biotechnological industry and will be the first lab to be built on a purely speculative basis. Development Securities Associate Director Daniel Van Gelder said: "The launch of the new Research Quarter opens up a further market opportunity for Cambourne in addition to the first two office phases of 235,000 sf and the 60,000-sf Civic Centre for the South Cambridgeshire District Council. The flexible design, site configuration and layout at Cambourne are unlocking our ability to move forward on several fronts at the same time."
