The largest lease transaction recorded during that three-month period was with Nestlé Waters North America Inc., a division of the Nestlé Group, which leased 55,236 sf at 5 Warehouse Lane in Elmsford, NY. The lease included an 18,946-sf expansion for the Mack-Cali tenant. The 5 Warehouse Lane building, a 75,100-sf industrial property located at Elmsford Distribution Center, is 89.3% leased.
The largest new lease deals reported by the Cranford, NJ-based REIT included Fabrication Enterprises Inc.'s new lease for 20,500 sf at 3 Westchester Plaza in Elmsford. The deal with the supplier of physical and occupational therapy products brought the 93,500-sf office/flex property, to 94.6% leased. Howard Berger of Anson & Berger represented Fabrication Enterprises in the deal. Also, Aramark Uniform and Career Apparel inked a new lease for 16,300 sf at 3 Westchester Plaza. Richard Leroy of Delphi Properties represented the tenant in the transaction.
Other deals of note during the third quarter included the expansion lease agreement by Bunge Management Service Inc. at 50 Main St., a 309,000-sf office building in downtown White Plains. The international agribusiness and food company signed a 7,000-sf lease that brought its total space to 29,165 sf in the building. The 50 Main St. property is now 100% leased. Philip Luria of Austin Corporate Properties represented the tenant in the lease expansion transaction.
Mack-Cali officials report two major lease renewals were executed at the firm's northern New York suburban properties. Xand Corp., a managed service provider, renewed its lease for 46,078 sf at 11 Skyline Dr. in Hawthorne, NY. Xand occupies the entire office/flex property, which is located at the Mid-Westchester Executive Park. In addition, McCarthy Fingar Donovan et al., a local law firm, signed a renewal lease for 20,000 sf at 11 Martine Ave. in White Plains. Located at the Westchester Financial Center complex, the 180,000-sf office property is 100% leased.
