The high-tech facility, once used to control all Conrail trains in the Northeast Corridor, has an uninterrupted power supply, separate incoming high-capacity power lines, two main circuit breakers and a tie circuit breaker with a high amp rating.
According to a statement, King of Prussia-based O'Neill will either lease the facility or redevelop it into class-A office space.
Jeff Mack and Bud Hirsch of the Philadelphia office of Smith Mack and John Morrissey of Morrissey Partners represented Conrail in the transaction. O'Neill names Mack and John Susanin of Smith Mack/Oncor International exclusive leasing agents.
O'Neill has developed or redeveloped about 13 million sf of office space, primarily between Washington, DC and Boston. It is currently developing approximately 4 million sf in the greater Philadelphia market.
