In Sugar Land, Empire Title Co. signed for 2,498 sf at Healix Place at 14140 Southwest Freeway. Empire tapped Houston-based broker Randy Mason of Colliers International as its representative for the lease negotiations.

The one-year-old, 75%-leased building is owned by Healix Place LP. Mark Preston of Houston's Moody Rambin Interests holds the leasing assignment for the 70,000-sf building, which has Healix Infusion Therapy occupying 58% of the office space. Rent is quoted at $22 per sf.

In Clear Lake, Dr. David Blackburn renewed 1,153 sf in a three-story, 61,675-sf office building at 1331 Gemini St. Coy Davidson, also with the Houston office of Colliers International, negotiated the terms for the psychiatrist.

The 17-year-old building is owned by KBS Capital I/LP, an entity of Koll Bren Schreiber Realty Advisors. The 73%-leased office building carries an asking rate of $16 per sf. Michael Adams of PM Realty Group in Houston brokered the renewal.
