Developer Jay Royall, whose Royall Construction of Central Florida Inc. controls Sun Terra, plans to erect a 276-unit multifamily project on the site with 17,770 sf of ground-floor retail, a six-story parking garage, swimming pool and spa, as GlobeSt.com reported on May 23 of this year.

Royall couldn't be reached at GlobeSt.com's publication deadline. But subcontractors who have worked with him in the past and are familiar with his new project tell GlobeSt.com on condition of anonymity that Royall plans to have the venture completed by January 2004.

The site is on the east side of North Orange Avenue, just north of Colonial Drive and near the Orlando Sentinel newspaper plant at 633 N. Orange Ave.

Royall's planned project is near two other newly developed apartment communities--the 244-unit Echelon at Uptown, 911 North Orange Ave. and the 303-unit Echelon at Cheney Place, 860 North Orange Ave.

Orange County real estate records show Orlando Sentinel Communications bought the 1.9-acre parcel and a 2.6-acre parcel on the west side of North Orange Avenue in 1999 for $3 million or $666,666 per acre ($15.30 per sf). Sentinel Communications bought the tracts from Vanguard South Partners and Orlando broker Robert P. Hold, acting as trustee.
