The park was constructed between 1960 and 1988 and currently houses AT&T Broadband and HQ Global Workplace, among others. The 95% leased park is comprised of 40, 60, 62 and 70 Walnut St.

Krolman notes that during the course of the refinancing, HQ Global--the largest tenant in the park--declared bankruptcy, something that proved to be the "biggest challenge" to the deal. "However The Nelson Companies was able to prove the success of this location for an office suites concept and make Morgan Stanley comfortable with the transaction," she says and adds that the properties' location near the Route 16/128 interchange and its leasing track record also helped close the deal.
