The building in the Gateway Commerce Center in Edwardsville, IL is 100% occupied by Scottsdale, AZ-based Dial Corp., which uses the four-year-old as its distribution center for a 23-state area.

"One-third of the US population is located within a 500-mile radius of St. Louis, and there are more than 190 truck carriers serving the St. Louis metro area. One Gateway Commerce Center's location at the intersection of I-270 and I-255 is convenient to six major interstate highways including I-44, I-55, I-70, I-64, I-170 and I-370."
