Baker Hughes Inc. renewed 51,972 sf at 15311 Vantage Parkway in North Houston. The Vantage Parkway office is located about 22 miles northeast of Baker Hughes corporate headquarters in the Westchase submarket.
The 22-year-old, 118,372-sf office building is owned by Praedium II Star Two LP, with capital ties to Austin and New York City. The 71%occupied property carries an asking rate of $13.50 per sf.
Patrick Hicks and Patrick Burke, both with Dallas-based Trammell Crow Co.'s Houston office, represented the building owner in the lease negotiations. Randy Wilhelm of Houston's NAI Partners Commercial bargained on behalf of Baker Hughes.
In another lease, Edge Petroleum Corp. signed for 21,571 sf at Travis Tower at 1301 Travis St. in the CBD. Mike Boehler and Don King, both on the Houston team for Dallas' Staubach Co., represented the tenant. Building owner Houston-based McCord Development and AEW, used in-house broker Bonnie Kelley to structure its terms.
Travis Tower is a 509,280-sf, 21-story office tower. The 48-year-old building currently is 93% occupied. The quoted rate ranges from $18.50 per sf to $19.50 per sf. Reliant Energy Communications is the anchor tenant, occupying 17% of the office space.
