Ross Thomas of Delphi Business Properties says MOC has occupied the larger of the two facilities, a 56,000-sf building on 2.5 acres of land at 12300 Montague St. Approximately 100 workers will be employed at the site, which complements a 55,000-sf building MOC occupies at 12306 Montague St. Thomas reports that MOC Products also purchased a 16,000-sf building at 12280 Montague St.
Thomas represented MOC, while Stu Leibsohn and Scott Caswell of Delphi represented the seller of the two industrial buildings, Pacific Industrial Partners.
The 56,000-sf MOC facility is a concrete tilt-up building featuring dock high loading and high ceiling clearance. The company, which began manufacturing its products in 1954, makes more than 300 products. Among them are a professional line of automotive cleaners, lubricants, supplements, protectants and equipment. It distributes its products to 30 states and nine foreign countries.
