Houston Process Systems Inc. is the seller of 1341 Hill Rd. The selling price was not disclosed, but the property was listed at $725,000. William D. Swanson of NAI Partners Commercial represented the seller in the deal.

C.A. Rousser of the Rousser Cos. represented Houston-based Welding Outlets. Rousser tells GlobeSt.com that the firm has "occupied leased space on Silber Road and the Katy Freeway for the last several years and plans to utilize the newly purchased facility to enhance and increase its presence in the market." Welding Outlets is a manufacturer and supplier of specialty couplings, connections and related products for the energy industry.

According to the Harris County Appraisal District, the 32-year-old building was purchased by the seller in 1989. The property's four-year average assessment is about $450,000.
