Capital Commercial Development is the owner of the project and the park. The building is designed with a 20,000-sf, crane-ready warehouse, 8,000-sf office and 2,500-sf paved storage lot. Other park tenants are Andergauge USA Inc., Pro-Metals LP, K&L Construction and Tide Air Inc.

Thad Hickman and Tyndall Yaap, both with Grubb & Ellis Co.'s Houston office, represented the building owner in the lease negotiations. Independent broker Jim Peters of Houston handled talks for QCI, a specialty firm for offshore and dockside construction. The firm's corporate headquarters is located at 12775 Nimitz in Houston plus it has an office in Pascagoula, MS.
