The project is at at Harbor Boulevard and Wilshire Avenue, across from the historic Villa del Sol Hotel, according to Ian Brown of Grubb & Ellis, who is marketing the project along with Walter Pagel and Vanessa Brown of Grubb & Ellis.
Advent Capital's managing principal, John T. Chen, says the project is part of a Downtown retail renaissance in Fullerton, one of Orange County's oldest cities, where more than 40 restaurants, night clubs and coffee shops line the streets from the city's Railroad Bridge sign to the place where Harbor Boulevard forks at Brea Boulevard. Chen notes that a number of historic buildings are being renovated to provide shops, restaurants and housing in the downtown redevelopment area. The city has provided parking structures with housing on top and, in some cases, retail stores at their base.
Advent earlier this year acquired four buildings totaling more than 45,000 sf for the project, which is surrounded by high-density and high-income housing areas, including more than 700 new mid-rise luxury apartments either under construction or planned.
Advent is a real estate investment and advisory firm that specializes in infill developments and properties that require capital for renovations and repositioning. Its projects include retail, office and apartment developments on the West Coast.
