MTS is a distributor of baby products. The company leased the space from Northeast Valley Property, which was represented by CB Richard Ellis brokers Dave Harding, Stan Cook, Greg Geraci, and Matt Dierckman.
MTS has leased the entire building at its new facility, which is a freestanding structure close to the Burbank Airport. It is a concrete tilt-up building that was constructed in 1968.
Sun Valley is part of the 10 million-sf Sun Valley-Sunland industrial market, where the vacancy rate including sublease space stood at 5.53% at the end of the third quarter, according to CB Richard Ellis statistics. That figure was down from 6.13% in the third quarter of 2001, and it was below the average of 6.88% in the third quarter this year for the 886 million sf of industrial space in Los Angeles County.
