OES Environmental and Earthtech, a Tyco division, are taking 10,514 sf and 4,000 sf, respectively, at 440 Wrangler, a 38,000-sf, one-year-old project. "These two leases filled the building...so obviously PacTrust was very aggressive in the last two transactions," Jeff Peterson of Grubb & Ellis Co.'s Dallas office tells GlobeSt.com.
The firms have an ongoing business relationship for environmental testing and remediation, making it business savvy to lease in the same building. They will move Jan. 1 from 3100 Premier in an older section of Las Colinas.
Peterson says the duo had been looking for new space since late spring. The search was not all that easy since they required 75% office finish, but dock-high loading.
Peterson represented the tenants in the five-year lease talks. PacTrust's terms were bargained by Mike Pienado of Lincoln Property Co. in Dallas.
RREEF is getting a 23,538-sf tenant in a relocation from the Freeport quadrant to the nearby Coppell Business Center. Elektrobit Inc. signed for building C at 1201 S. Beltline, part of a three-building complex totaling 222,244 sf that is now 82% leased, according to a Transwestern contact. The keys will be turned over in February 2003.
The Transwestern Commercial Services Dallas team of John Fulton and Todd Jones represented the building owner. Susan McClure of Cushman & Wakefield of Texas Inc. brokered the deal for the tenant. Elektrobit is an independent provider of state-of-the-art engineering design services and testing solutions for wireless communications.
