The larger of the two sites is the 57,000-sf 20 Hanes Dr. here.The industrial facility, which is located near the confluence ofRoutes 23 and 46, I-80 and I-287, is available in its entirety,according to Lizzack. About 20% of the building's total space isbuilt out as offices.

The other property is the 26,000-sf 682 Passaic Ave. in Nutley,NJ, a mixed-use building that is made up of retail, industrial andoffice space. The asset, located near the Clifton Commons shoppingcenter, recently underwent a substantial renovation, according toLizzack.

Micro Exchange, which is based in Dallas, re-markets refurbishedand remanufactured personal computers, printers, servers, monitorsand related equipment and accessories. The company, which isshedding the space due to cutbacks, had been using the Nutley siteas a retail outlet.
