Property Texas SC One Corp. is the owner of the six-story building, built in 1981. Richard Cook and Scott Emge, both with McCord Development Inc. of Houston, handled the lease negotiations.

The Northwest Freeway submarket has an office inventory of 7.8 million sf, which was shouldering a 16.5% vacancy at the end of the third quarter. The submarket's average class A rent is $19.11 per sf while class B is bringing $16.44 per sf on the average, according to Q3 numbers from Grubb & Ellis Co.'s Houston research team.
