According to Pitzer, who represented Fremont, the company also wanted locations that were more centrally located for its staff. The new Fremont offices total 82,437 sf in a development called Pacificenter Catellus Business Park. They include 61,668 sf at 1065 N. Pacificenter Dr. and 20,769 sf at 1041 N. Pacificenter Dr. The building owner at 1065 N. Pacificenter is SF Pacific Properties while the owner of 1041 N. Pacificenter is Catellus Development. Both five-year leases include options to extend for five years.
Fremont currently occupies space in two buildings in Anaheim Hills, where its leases are due to expire soon. The firm is expected to move into the new space during first quarter 2003 after the completion of tenant improvements.
The space Fremont will occupy at 1065 N. Pacificenter Dr. is in a four-story, steel-frame office building that totals 97,798 sf and was built in 1991. The building at 1041 N. Pacificenter is a single-story, concrete tilt-up construction that was built in 1991.
Fremont typically lends to mid-size commercial real estate developers and owners, originating financings in the range of $5 million to $40 million, although the company also participates in larger projects. Its commercial real estate division provides financing for all types of income-producing properties, originating loans nationwide through nine regional offices. These include short-term bridge financing for renovations and new construction as well as more traditional permanent loans.
