The purchase price comes out to approximately $456 per sf., one of the highest price per sf deals on record in Fairfield County. The high-water mark for an office building sale came earlier this year when Pickwick Plaza in Greenwich sold for approximately $115 million or about $483 per sf.
The Two Soundview Dr. deal was announced by CB Richard Ellis' tri-state investment team, which represented the seller National Office Partners Limited Partnership, a joint venture between Hines Interests LP and CalPers. The buyer was Maiden Lane Associates, an entity controlled by Ambase Corp. CB Richard Ellis also located the buyer in the deal.
"This property, similar to Pickwick Plaza and Greenwich Plaza, is ideally located and irreplaceable within the Greenwich market," says Jeffrey R. Dunne, leader of the tri-state investment team. "As expected, investor interest for Two Soundview was exceptionally high, particularly among investor groups with an understanding of the unique characteristics of this market, who fully appreciate the quality of the asset and its irreplaceable downtown location."
Two Soundview Dr. is fully leased and located in the Greenwich Central Business District at the intersection of Arch Street, Railroad Avenue and Soundview Drive. The site is directly across the street from the Greenwich train station and immediately accessible from Exit 3 off of Interstate 95. Two Soundview is anchored by Citigroup, which has a lease for 12,300 sf, and Babcock & Brown, which occupies a 4,935-sf office. Citigroup has subleased its office space at the property to an office services firm.
